International Properties: Sotheby's Prospectives, 2nd Edition
In this issue of Perspectives from Sotheby's International Realty, you can learn about how the real estate market is performing in different parts of the US and around the world. In addition, they share recent significant sales -- from a $60.3 million estate on the French Riviera to a $27.75 million Queen Anne style home in New York. Massachusetts Real Estate: Pending Home Sales Up for 16th Straight Month
The Massachusetts Association of Realtors reported this week that home sales in August were up for the 16th straight month of year-over-year statistics. The number of single-family homes put under agreement in August was up 27.87 percent compared to the same time last year. This is the most homes put under agreement in an August since the Association has been tracking pending sales.
Normally the news media focusses on the statistics of sold homes as opposed to homes placed Under Agreement or Pending. The downside of that stat, as highlighted in this Boston.com article, is that it is old data, since the average Under Agreement to Sold time span is 6 weeks. For a more accurate read on the current temperature of the market, real estate agents and students of the market look at Pendings and Actives that have been flagged in the system. While the agreed upon price isn't recorded until the home is officially sold, many specialists can make a an educated estimate based on Days On Market and other statistics.
